What do we do?

Pre Purchase Inspections

This type of inspection for existing buildings reports on all structural components and preliminary plumbing and electrical items. To our clients choice we can also include all cosmetic and maintenance items, fences, sheds, retaining walls, patios, pergolas and paving.

Progress/Practical Completion Inspections

Progress inspections can be carried out at various stages of construction of a house or building, to ensure quality and compliance with approved drawings and standards.

Practical completion inspections are normally carried out when the house is ready for handover by the builder and reports comprehensively on all aspects of the construction, producing a "defects and omissions" list for the builder to address.

Dilapidation Surveys

This type of survey is carried out on homes that our clients feel are likely to suffer damage caused by a third party, i.e. nearby construction and/or damage caused by invading tree roots, etc. originating from outside your property. It is a photographic and written "snapshot" of any defects in your property at a given time.

Depreciation Schedules for Investment Properties

This type of inspection is carried out for our clients who own an investment property and wish to claim depreciation on the building (Div. 43) and/or plant (Div. 40) in their tax return. This report will then become the source document for use by our clients Accountant.

Single Item/Problem Solving

This type of inspection is carried out for a specific item, for example, settlement cracks, roof sagging, brick work deterioration or moisture checks. The report identifies the cause of the problem and recommends a solution.
